Whether you’re planning to flip a property, rent it out, or just live in it yourself, sometimes the best option is investing in a fixer-upper. You just might be surprised how good it turns out! Here is how to make the best of an older home.

Replace the Floors

If it’s older, odds are that the floors are well-used. You might even have parts of the house that have been left in a state that can only be described as disgusting. Shag carpet, for example, was a popular interior design choice a few decades ago; finding it in a modern house can be an unpleasant surprise laden with bugs, germs, mold, and many other things twisted up in the threads. If the floor of your old home is in a state even remotely close to that condition, you’re going to want to replace it. Consider hardwood floors, tile, or other modern replacements that are aesthetically pleasing and practical to maintain.

Redesign the Kitchen

The kitchen is considered to be one of the more essential parts of the house. Why? That’s where a lot of the community happens. That’s where people tend to gather to enjoy family and food. Kitchens in older homes can be at best, dysfunctional, and at worst, a disaster. You may want to remodel the kitchen entirely. Tear out ancient wooden cupboards that are warped or rotten. Look into outfitting it with entirely new technology – new appliances can be much more efficient than older ones. Make sure that the electrical systems running through the oven and fridge are updated as well.

Utility Systems

These are some of the most essential things to have in a house – plumbing, HVAC, heating, air conditioning, electricity, and so on. Old houses often have outdated systems that are in need of repair. Even if they still work, you should definitely consider replacing them anyway. This is both for practical reasons and safety reasons. For example, water pipes that were installed fifty years ago may be rusting, decomposing, molding, or lined with lead or other damaging chemicals. Make sure that all such home systems are properly updated and integrated.

This whole process will be expensive. That’s inevitable. But keep in mind that the updated practical and cosmetic parts of the house will work in tandem to raise the overall value of the house exponentially. By planning and working with efficiency and care, you can ensure that the house turns out better than ever.
